We offer these seminars in-house, as webinars and, if requested, we will come to your office and present to your organization.
Learn the ins and outs of these studies and how to make sure you are “adequately” funding for your future capital replacements. This class will also discuss the types of studies, how often they should be updated as well as what a “Green Reserve Study” is and how it can reduce your long term costs. As chair of the CAI national task force that developed the National Reserve Study Standards, as well as co-author of the book Reserve Funds: How and Why Community Associations Invest Assets, you will learn how to establish a plan that meets your associations needs in a practical yet comprehensive way.
The transition process is the most crucial period in the life of a Community Association. At the time of turnover we verify that the community was constructed in general conformance with the design documents and what, if any, deficiencies exist. Our goal is to help guide the association through this process in the most non confrontational way possible. As chair of the CAI national task force that developed the Best Practices paper on Transition a you will learn about the different facets involved in a successful Transition process.

By maintaining them on an ongoing basis the long term costs can be reduced by prolonging their lives. In this seminar you will learn about both asphalt maintenance as well as replacement. It will also include discussions the bidding and construction process.
The roofs of your community are a critical component to understand and monitor as they are what keeps the rain out! In this seminar you will learn the types of roofing systems and how they are evaluated, maintained and replaced. We also discuss what is flashing and why it is so critical. Roof ventilation and the types and the importance of warranties will be discussed as well as the bidding and construction process. Also, learn how the community’s aesthetics can be enhanced through this process during the bitter winter seasons?
One of the most visible aesthetic parts of your buildings is the siding. In this seminar we will present the various types of siding available as well as their performance and relative costs. We will also discuss the importance of the siding related to water infiltration. The preparation of replacement specifications and the construction process is also discussed including how the community aesthetics and property values can be enhanced through this process.
Probably the most critical problems for buildings with sloped roofs in the winter is ice damming and the potential damage it can cause. Although this condition cannot be eliminated as it is caused by weather conditions measures can be taken by the Association to minimize the affects of this condition when it occurs. This seminar will teach what causes ice damming, how to minimize the potential for damage when it occurs when performing roofing and siding replacements as well as the importance of ongoing maintenance as it relates to ice damming.
How to Read Blueprints
If you are involved with the physical assets of your community, understanding the blueprints which show how they are built and of what materials is critical. When replacement or upgrade projects are planned the use of blueprints to show the work to be done is used. In this seminar you will learn how to read and understand and how to navigate through them.
Would you like to better understand the causes and solutions to water infiltration in your buildings? In this seminar we will explain how to detect when water has penetrated a building, describe the critical areas of moisture infiltration, and elaborate on how to approach the situation properly when it has occurred.
Playground safety and inspections are extremely important to consider for communities that have this amenity on its grounds. It may seem like common sense, but using the Public Playground Safety Handbook (U.S. Consumer Product Safety Commission), we have created this seminar to shed light on the potential legal matters, and more importantly, the safety issues that can occur without appropriate playground equipment and regular playground inspections.
