Reserve Study + ™
Kipcon is the industry leader in reserve studies. Our founder, Mitch Frumkin, PE, RS chaired the national task force that developed both the National Reserve Study Standards of the Community Associations Institute and the Reserve Specialist Designation. This budget planning tool provides both financial and physical analysis of your community’s common elements and a straightforward plan for their replacement.
The goal of our study is to keep your community adequately funded and prepared for major future replacement projects. If you are currently underfunded, our funding plan starts with your current annual contribution and gradually changes to reach adequate funding.

Transition Studies
Foster a seamless transition from developer to association ownership with Kipcon’s guidance and expertise.
Kipcon’s founder Mitch Frumkin, PE, RS chaired the joint task force between the Community Associations Institute (CAI) and the National Association of Home Builders (NAHB) that worked to create a standard for this critical process, publishing the paper Best Practices: Transition. These best practices are ingrained in our studies, as we review potential defects, provide recommendations regarding the community’s Reserve Study adequacy, and evaluate general conformance with the community’s design drawings.
With over 30 years of experience preparing Transition Studies, we are familiar with the typical problem areas encountered throughout the transition process, and we pride ourselves in making this process as smooth and non-confrontational as possible.

We will work with you to prepare a list of preferred bidders, solicit, and analyze bids, and attend meetings to present our recommendations.
When construction begins, we can provide contract administration services, overseeing construction on a regular basis to check general conformance to the contract. We will be there every step of the way, from project start to finish.

Cooling Towers and Air-Cooled Condensers
Our specialized expertise includes structural design and inspections of cooling towers and air-cooled condensers.
This includes cooling towers of all types and materials including wood, fiberglass and concrete of both the counterflow and crossflow configurations.
Our air-cooled condenser expertise includes structural upgrades as well as evaluations for the addition of performance enhancing wind screens.
